Friendly neighbors in a safe, convenient location

We had planned to stay 5 nights, making a 6 week in advance resevation. On our next trip out our motorhome had heating problems and we had trouble finding a facility to take it before our reservations, so we had to cancel. Our $50 deposit was taken. After securing an appointment , I contacted the South Forty RV to get reservations. I was told another $50 deposit was required. Not a place I'll go to!

If and when we have the opportunity to stay in the Tucson area again they are our first choice. Staff were wonderful, thoughtful and very pleasant to deal with. Was escorted to our site and provided assistance in parking RV. The site we were assigned, true was gravel, but was level with room for tow vehicle to be parked on ether side of 5th wheel. Park was quiet, and well maintained. This is the first time for us to stay at the South Forty RV Ranch/Park in Tucson, but won't be the last. We stayed for 2 nights. Would recommend this park to my mother and dad to stay.
TOTALLY do not understand the negative comments by other campers.

Well maintained. But the lots are right on top of one another. No parking at individual lots. Hardly room for one vehicle

this is a top-notch park with excellent features about 525 a month in the offseason and 625 to 650 I believe it is in the high season which is winter.

We stayed here for 2 months after moving from Savannah. The park is clean, quiet and the staff is terrific! Do not believe the negative reviews you read here they are not true. I highly recommend staying here!

We have a restored 1981 prowler that is in excellent condition. They will not rent to anyone with a trailer older than 10 years. I do not recommend this place to anyone who is looking for a place to stay over night.

My wife and I have stayed at South Forty numerous times over the years. We wish we could write positively about our latest stay since the new owners took over. Unfortunately, that is just not possible. South Forty was a warm, welcoming place in years past. It is older, the spaces are tight, it lacks amenities found at other parks, however the friendly, helpful staff made up for all that and we came back again and again. That has all changed since the buyout. The staff has a very adversarial relationship with the visitors and residents. They seem to be on some sort of a power trip, especially the gray haired man with a goatee who roams the park acting as security. He has a major Napoleon complex, treating visitors like criminals. It's just everywhere, they have signs for their signs, everything is against the rules. For God's sake the new rules forbid plastic snakes!!! Give me a break. This is a 55 plus park. The residents and visitors are not juveniles. We are not trouble makers. We are traveling in $100K plus RV's, do not treat us like interlopers. Trust us, we own a mobile home park. It is an all ages, lower income park. We know what it takes to manage problem residents. The people in South Forty are as mellow as they come. But for some unknown reason these people think they must rule with an iron fist. We predict that the market will speak. There are too many options available to come to a park where you are made to feel unwelcome. We will be voting with our wheels and will never return. This is another perfect example of what happens to a property that goes from family to corporate ownership. Perhaps when the bottom line takes a hit they will wake up, but don't count on it. Do yourself a favor and stay away from South Forty.

We stayed the month of December, 2015. Coffee and donuts, nice library, great gym, all THREE buildings with showers and toilets and sinks were very clean. The management was very nice and helpful. Dave was THE BEST!!! My husband, John passed away is the only reason we have not been back.

Said office was open until 10 so you could use WiFi there but went to us at seven and was closed. Won't be back. Found lack of amenities very inconvenient for our 5 day stay. Forty dollars a day could at least offered a small fee 1.00 a day for onsite WiFi.

Very clean and quiet place. Away from airport and railroad so very quiet. Large lots of crushed rock most with concrete slab and picnic table. Nice heated pool and hot tub. Wifi only available near rec hall so you have to buy internet from cable company.

HORRIBLE! Management was extremely rude and condescending. When I expressed my concerns I was mocked and then ostracized. My entire stay was awkward and uncomfortable. They couldn't pay me to stay there again.

Exactly 1 year ago before these new owners and managers came in and took over, this park was a dream to stay at, everybody was so friendly and felt like a family, it really did.. but now let's fast forward to today, a little over 1 year later to the day, this park has TURNED into a complete money hungry, power house. New managers think they are the king of all castles and own the place. They treat the guests, not in respect, but as like they are an open checkbook AND then kick them to the curb.The family feeling has long been gone. You've got drunking camp workers walking around, gun carrying anger management issued workerS and managers patrolling the grounds 24/7, just trying to find issues in order to yell and scream at you about, Litterally, Yelling and screaming at you!!!! Don't get me wrong, some maintenance has been improved around the parks, that's a good thing, but when it comes to management and how they run things around here, let's say in the past year they have already been through 4 different managers, 6-7 maintence workers, 4-5 so called patrol and grounds keepers, and I see all new ones in the near near future. This place can't seem to find or keep good workers anymore because nobody wants to work for free or for rude and disrespectful ownership and management. It sucks because this park can be so much more and really be a wonderful place to come and stay like it used to be, but now, just peek in and look the other way because this park has turned into your worse night mare. If you don't believe me, ask all the other residences that have been here for longer then 1 year and they will tell you how great it used to be compared to how crappy it is now. My wife and i r literally the nicest people around and wouldn't hurt a fly, we have helped everybody in the park with anything they would ever needed in the last 3 years of being here, on top of our full time jobs, and now all we hear around the park is how this place has turned into a place that nobody wants to be at. All the activities have been cancelled unless you as a guest want to host and set them up and pay for them out of your own pocket, the park doesn't include anything for the guests, Wi-Fi, cable, guest activities, potlucks etc....... like before all this was complimentary. But now a corporate company came in and kicked all of it to the curb and raised the prices and expect the same results. Please, yes excuse me for my long post, but it just breaks my heart to see they extremely rude managers come it and make this place feel like a prison for anybody else, if you don't believe me, just look at the last few Google reviews on the south forty, all saying the same things

EXTREMELY RUDE! I see "managers special" in front of office, I'm looking to buy, thought I would check it out. Spent maybe 5 seconds in front of So called special, never even got out of car. Man, guessing an employee, standing in middle of exit, watching me. I pulled up and asked "is something wrong?" Immediately he says YES! SO, I asked him what was wrong at looking at the special and he tells me I'm belligerent! Extremely poor manners! I wouldn't buy the special if it was FREE and they offered to pay ME TO BUY IT!

I wouldn't stay here if they gave me a spot for free ,they cheat you on the electric bill and many other things that I just don't want to get in to they are assholes.

I don't know what that lady was talking about there's a lot more than one shower here there's extra rooms restrooms around the park and people are friendly and it's nice and clean and somewhat quiet and it's close to everything you could possibly want. There's a swimming pool hot tub a gym with all kinds of new equipment two pool tables

With years of rv'n under my belt I have to say this park is one of the 5 worst I've ever stayed at. Expensive, no cable tv, Tengo Internet, and spaces designed for rv's of 20 to 30 years ago. Spaces are very tight, but staff was friendly.

Lots of activities games and get together 6 or 7 nights a week. Potlucks park dinners. Can't say enough. We love it here

Park is older and the spots are very small.Staff and most residents are very friendly. Problem we had was the electric bill. When we came in we were told it was .10 cents a kilowatt plus taxes They didn't tell us about all the other charges. It turned out to be a lot more then what we thought. They charge top dollar to stay there and then hit you with a big electric bill. Sorry we wont be back.. .

Booked March of 2014 for 4 months over the winter of 2014-15. Called Dec. 2 to get our space number to tell the post office. Gave them a deposit and now they can't find our reservation. 10 days before we are supposed to leave, they can't find our reservation. We have stayed in this park for over 20 years and have been amazed at the inefficiency of the office staff at South Forty and now this is a proven fact. Also, because they do not have wi-fi I've had to pay extra for a hotspot every month. For an overnite stay this is OK. For anything long-term - find another spot and run as fast as you can.
