Great Apartments, great location and community to be apart of.
I've had the pleasure of living at Grace Park for 4+ years and as I contemplate my next steps and reflect on my time here I thought I'd write a review. I really only meant to be here for 2 years but greatly extended it. One reason is the access to all points of interest. it's a great 'middle ground' between Durham, Chapel Hill, Raleigh and Apex with easy access to 540, and I-40. Another is the decent selection of restaurants and bars in the neighborhood. All have fantastic staffs and management and you end up meeting a lot of your neighbors there! Last, but certainly not least, is the community management. I've never known the management to ever treat my requests with anything but fairness and immediacy. I'm sure its not possible to meet every expectation of their hundreds of residents, but they always work hard to address them and are super fast with communication. The manager is hands-on and has even shown up to my door to fix something critical when the maintenance lead was on leave.
They seem to really develop a sense of community and that's important to me. Maintenance staff is always friendly and on-point as well. Noise level is what you'd expect from an apartment. Mine faces a major intersection and some people's places might face the the busy restaurants and night life, but as one knows that going in before renting a specific unit, it should fit their expectation as it does mine. Plenty of units here face nothing but a quiet parking lot and trees.
If I have any criticisms it's the following:
The overall lack of parking has been an issue in the past, and occasionally crops up from time to time, but management has addressed this and the tow company patrols regularly to haul off ANY vehicle without a parking permit. Pretty solid.
I really wish certain owners would pick up after their dogs, but since management has sent numerous reminders, levied fines, and provided dog stations, I don't know what more can be done honestly.
Final criticism is ease of delivery. Getting a package delivered can be a bit of an effort because the doors to the main units are locked with a RFID fob. Although the regular UPS and FedEx people have fobs to deliver to your (inside) door, USPS can't seem to be be bothered and any after hours or weekend delivery does not have a fob, since they are part time, and often don't know where the office is to drop things off. The office personnel however are immediate with their communication to let you know when you have something there, which is awesome!
All in all this has been a great place to hang my hat and I can't say that in the balance of things any of my issues above outweighed all the positive. I haven't lived in a place like this before that's continuously maintained such a tight-knit community and I know it will be hard to find something like this again.
Grace Park was hands down the best apartment complex my husband and I have ever lived in. We loved the elevator building. Convenient location to just about anywhere in the triangle. Wish we could have stayed longer! (Relocated out of state). Thomas, the property manager, is extremely kind and helpful. Maintenance staff also great. Spacious units, well maintained. Cool views. Covered parking spot with that building also so nice. This place is a bit of a hidden gem!!
Great place to live. Everyone is super nice. Never had a problem great community. I have lived here almost 2 years and Tara has always been so helpful with anything I needed. The one star review on here below me annoys me because clearly the person is trying to cause trouble. This place has it together and I would recommend to anyone. Jason whoever you are suck it up your a girl and a complainer. I have lived in many apartments and this is by far the smoothest one. Maintenance is great too. Thanks
I've personally lived onsite for two years now and enjoy walking across the street for Walmart, walking downstairs to eat and drink for dinner or lunch... everything is super convenient. Would recommend to anyone!
Loved my time at Grace Park! For three years I called Grace Park my home! It was safe, clean, updated and Fun! If you enjoy meeting neighbors and socializing then Grace Park is the perfect place to live. One item of importance to me has always been a respectful, timely and knowledgeable operating staff including the maintenance team. I am happy to share that Grace Park hires extremely well and their entire staff team operates in a very professional yet friendly manner. Maintenance requests were never delayed and always fixed the first time around. Plenty to share on GP but just check it out yourself and go meet the local community that makes GP a wonderful place to live.
The price per square foot is great, but you get what you pay for.
Since moving in 4 months ago, I've actively killed or found over 2 dozen cockroaches inside my apartment on the top floor. There are stomped cockroaches all along our indoor stairwell. There are cockroaches outside in our mulch. I've communicated with Grace Park management regarding extermination multiple times, and yet things seem to be getting worse. I've raided and used traps with no luck keeping them out.
The last straw was when I was awoken with a cockroach falling onto my bed from the vent on my ceiling.
Despite speaking directly with the current property manager face-to-face or via phone at least 5 times in the last few months regarding this issue, Cynthia now claims that because there is no paper record of my reports, there is no problem. I suppose that could make sense in her mind, given that when told of the issue the first time, she wasn't appalled or disgusted. In fact, she claimed that cockroaches here are "very normal".
And normal it is. I've also spoken with 2 of my neighbors so far, and they've both been experiencing roach problems. One of them had to purchase mesh to cover their vents to try to prevent roach entry. The other said they've gotten 4-5 roaches in the past week alone.
At this point, I just want to break my lease and get out as soon as possible, but they won't let me leave without paying a high fee. I don't know how many times I have to tell them that cockroaches are coming in through the vents before they give me results or at least let me leave without penalty. The lack of responsibility and ownership of the problem is truly startling. If this is how Aurora Property Resources is going to allow their property manager to run their business, that is their prerogative, and I want no part of it.
But if, for some reason, you choose to live here, I suggest you create paper documentation of all correspondence, because Cynthia will try to dodge responsibility at all costs. This is absolutely the worst rental experience of my life, and I regret ever living here.
I lived here for three years and enjoyed the entirely of my stay. The apartments are very spacious and reasonably priced. I'm already missing the grocery store and various restaurants within walking distance.
The maintenance team is fantastic and responded to each request I had, usually the same day. I see some negative feedback below regarding the office staff for minor grievances, but they are absolutely fantastic. When I first moved in, my ice maker was awaiting a replacement part and Thomas (office manager) went to the gas station and got two bags of ice to put in our freezer. That's next level service, people.
Unfortunately, I moved to a different apartment for proximity to work, but I've already been dealing with the usual apartment staff shenanigans and miss the GP Staff.

Confirmed a noon appointment with Tara. Arrived promptly at noon and Tara was locking up to handle a walk-in appointment. I introduced myself and indicated I had an appointment she said she would be back momentarily. It was 40° out and didn't offer to allow me to wait in the office. After 15 minutes Tara greeted me and said I should have unlocked the office. I thought she was finished with the walk-ins but still had one more apartment to show. I needed to leave due to time constraints. Poor service. What's the point of an appointment if the staff doesn't look at the appointment book?
